The Spierland newbuild development, situated on Braken in Spierdijk, is a demand-driven residential development for residents of Spierdijk. Scholtens Projecten is offering plots of land for this demand-driven residential project. The dwellings will be built in a system of ‘Collective Private Commissioning’ (CPC)’ by the buyers. Free plots of land will be sold, the buyer making his or her own decision on the style of dwelling, from corner house to terraced, various types of semi-detached properties and detached houses. There is the possibility of self-build projects, working together with the builders or outsourcing the whole construction process. The ideal housing for people who like (or wish to remain) living in Spierdijk.
The 29 dwellings are made up of:
- 12 terraced houses, of which 9 are available for rent
- 14 semi-detached houses
- 3 detached houses
All the foundation work under one roof
Building with pre-cast foundation beams benefits efficiency in general, speed of construction and consistent quality of the end product. The pre-cast foundation beams are designed by Vroom, produced and assembled with a KOMO-KIWA product test certificate. Pre-cast foundation beams ensure rapid construction. Vroom uses the structural engineer's design as the basis for the foundation drawings. Then we make the calculations for the reinforcement that we incorporate in the drawings. Pre-cast foundation beams can be made in a wide range of standard widths and heights, and in any given length; they can be fitted with embeds of all kinds, such as:
- Gaps into which the starter bars from the foundation piles can be slotted.
- Hoisting fittings for assembly of the structural elements
- Ducts for cables and pipes, such as waste water drainage, rainwater and ventilation
- Starter bars or DEMU anchors at the top to form an attachment with walls
- Rabbets for inserting masonry at levels below ground.
